A comparative market analysis is the foundation of any accurate home price. I analyze recently sold homes in your area that are similar to yours in size, condition, age, and location. These comparable sales give us a clear picture of what buyers have been willing to pay for homes like yours.

I also look at active listings that your home will compete against. If similar homes are sitting on the market, that tells us something about pricing or demand. Expired listings that did not sell are equally informative, often because they were overpriced from the start.
