About Monica Franks

Atwater, California is more than my hometown. It's where my roots are and somewhere that I am very proud to be from.

My grandfather was the Mayor here, and my father practiced real estate for decades in Atwater before I even thought about getting into the business. I have watched this town grow so much over the years, but it still has the down home, quiet, and slow-paced feel that I have always loved.

My path to real estate was not immediate or direct. After high school I spent about 10 years at The Mansion House, a family-owned fine dining restaurant in Merced, where I learned the values of providing customers with the ultimate in service and the dignity that comes with feeling ownership in my work.

I was later hired at JR Wood Fruit Company, a local landmark in Atwater for nearly 50 years, to work in the Research and Development Lab: testing soil, leaf, and pond water samples and developing juices and recipes. I created a 12-flavor smoothie base line that ended up on QVC. That work taught me the attention to detail and mastery of skill I still apply as a REALTOR.

In the late 1980s I met my husband Eddie Franks, a General Contractor who has built many homes in Merced County and the McSwain Area. After our first child, "Little Eddie," was born, I completed home study courses while he was a newborn, became a licensed REALTOR in 1999, and have not looked back: 16 years with Century 21 M & M Associates and 11 years with HomeSmart PV & Associates, bringing over 27 years of experience to my clients.

I do not consider myself a saleswoman, because I believe in always being direct and honest with my clients. I always put their wants and needs first, and I do not stop working until my customers are satisfied. Proper preparation, attention to detail, and unmatched integrity are the crucial factors in my success as an agent.

My knowledge and connection to Atwater and Merced County set me apart. This community is not only where I am from, it's a major part of who I am.
